Infrared (IR) thermal imaging

Infrared (IR) thermal imaging in a home inspection is the use of a specialized camera to detect surface temperature differences and reveal patterns that may indicate hidden problems—especially in areas you can’t see directly, like inside walls or ceilings.

What infrared thermal imaging is

An infrared camera senses heat (infrared radiation) and converts it into a visual image called a thermogram. Different temperatures appear as different colors or shades, showing hot and cold spots across surfaces.

  • It does not see through walls.
  • It shows temperature variations on surfaces.
  • Inspectors interpret these patterns to identify possible issues.

What inspectors use it for

Moisture and leaks:

Cool spots can indicate water intrusion Common around roofs, bathrooms, windows, and basements

Insulation problems:

Uneven temperature patterns can reveal Missing insulation Settled or poorly installed insulation

Air leaks:

Drafts around doors, windows, and attic penetrations Helps identify energy loss

Electrical issues:

Hot spots in panels, breakers, or wiring May indicate overloaded circuits or loose connections

HVAC performance:

Checks airflow and temperature differences in ducts and vents.
